Salesperson prelicensure is a 90 hour class for those studying to earn their real estate license. $400 includes course work, book, 6 hour post-license contract-writing boot camp. $400 – course must be completed in 60 days. The **contract writing boot camp must be completed within 30 days of taking the state test to be included in the price.  Remember:  you must have the boot camp certificate to go along with your application to the ADRE.

Broker prelicensure is a 90 hour class for those studying to earn their real estate broker license. $400 includes course content, study materials, book, Broker Management Clinic. $400 – course must be completed in 60 days. Broker Management Clinic must be completed within 60 days of obtaining broker license to be included in the prelicense course price.

**Our Contract Writing boot camp is the 6 hour mandatory course for all new licensees to have completed before applying for an Arizona real estate license.  The difference with our course is that we actually write a contract on the computer using ZipForms so that you have the practice of using computer forms.  We send certificates by an eSignature company in order for agents to see how easy it is to be paperless.  The course gives you 3 hrs contract and 3 hrs legal issues.  It’s not the dreaded lecture class and filling out paper forms.

Buyer Advisory – Disclosure  NEW  We will go over the Buyer Advisory and all the disclosure issues   3 hours Disclosure

Agency – and the 26th Amendment  NEW  This course will go over the history of the 26th amendment and will connect it to the responsibility of the agent in AZ real estate transactions.  3 hours Agency

Contract Writing  This course combines lecture and computer  exercise in contract writing.  It’s the required course for those finishing prelicensure but has been a favorite of licensees at renewal… a great review of contracts and addendums.  6 hrs CE:  3 hrs Contract and 3 hrs Legal Issues

Property Management and HOA is a class that outlines the statutes and rules concerning each. 3 hrs Legal Issues

The Short Sale classes contain the rules, forms, and examples. 3 hrs Legal Issues

The Legal Issues – Potpourri class is about short sales, landlord-tenant, FIRPTA, mold & disclosure, mediation, and copyright (will discuss as part of the copyright section, the Lones Group vs. Real Estate Zebra lawsuit.)   3 hours Legal Issues

Contract Writing – Cures discusses how to use the Cure Notice throughout the contract.

Business Planning is a CE course to help you get your ideas together. How to design your business to meet the ADRE statutes and rules…how to add modernize your business… 3 hrs Commissioner’s Standards

Residential v Land Contract compares the two contracts, noting differences and similarities.

Roots of Discrimination is a fair housing course that goes back and explores the history of discrimination, civil rights, and current issues. Discussion on federal and state enforcement. 3 hrs Fair Housing

Fair Housing – “the Dream” is a course built on the “dream of equality”. Exploration and discussion of historical issues that affect man’s concept of other races, and protected classes. 3 hours Fair Housing

Real Estate, Next Exit, The Future is a class which includes slides from Stefan Swanepoel’s 2010 Trends. Stefan Swanepoel wrote: Surviving Your Serengeti which is currently Amazon’s #1 Best Seller and has been on the New York Times Best Seller list. 3 hrs General

Sick Building Syndrome is a course which explores and discusses different chemical sensitivities which affect workers, homeowners… discussions on Building Related Illnesses… How to handle Mold issues: what are they, who do they affect, what to do about them. Continuously updated. 3 hours disclosure.

Broker Management Clinic – A Primer for Opening Your Own Office You don’t have to open your own office, but it is also for licensees who want to how to be a broker and the statutes, rules, and substantive policy statements that affect a broker. Learn and discuss the rules, how to apply them, and how to live by them. Open to anyone. 3 hrs Commissioner’s Standards

Chemicals, Mold, and Disclosure is a class about things you can’t see, smell, touch, or know that might be material issues to a buyer. Kathy has a degree in biology and chemistry and makes this course a fun one. Yes, disclosure can be fun. 3 hrs disclosure

Agency – Arizona’s Way is a course talking about the 26th amendment to the AZ Constitution and how it impacts how we do real estate business in Arizona. What type of agency is allowed, what type of agency is not legal. Difference between common law and statutory.

Office Policy – Workshop NEW is an opportunity to work on your office policies.  ADRE requires that brokers have office policies if you are more than 2 licensees (DB and 2 other licensees).  If you are a DB with only 1 other licensee, you are not required to have office policies.  This is for agents as well as brokers.  The scope of this class is to educate licensees as to the regulatory requirements of running an office and the rules by which licensees must operate.  3 hrs Commissioner’s Standards.

Contracts & Conflict Resolution  NEW  Brokers know that nothing good comes as a certified letter or as a phone call starting out as “We need to talk!” or as “Mr. Smith’s attorney is on the phone.”… Negotiated agreements don’t always work as well as we think they should and sometimes “stuff happens”.  We’ll review the contract and the areas where negotiations can go wrong.  When that happens, we’ll review the contract’s conflict resolution provisions, how mediation works, and actually do a short mediation.  Kathy Howe teaches this class as one of 25 Maricopa County Court volunteer mediators.  She was originally trained in Hawaii and after returning to Arizona, went through the mediation training given by the AZ Attorney General’s office.  She’s been doing mediations in the court system since 2008.  3 hrs Contract Law

Ethics of Dual Agency NEW Dual/limited agency is not for the faint of heart, but can be done well if done right and all disclosures are made and understood.  We look at the Code of Ethics Standards of Practice and the Standard of Care.
