WATER, WELLS, WASTE 
We'll explore water issues, the location and reporting of wells, then discuss sewers, septics, and alternative waste disposal systems. Many areas in AZ have high levels of Arsenic. What might be other drinking water issues?
NEGOTIATION, MEDIATION, ARBITRATION...Can't We Talk?Having the skills to negotiate an offer for your clients is the advantage one agent might have over another. Do you know about the "voluntary exchange zone"? Or about the BATNA? Do you know how to get past the offer price and deal with terms and conditions in order to put the transaction together? And if the transaction goes sour, do you know how to mediate a settlement? And finally do you understand about arbitration and the issues that can be decided by a panel or an arbitrator if negotiation or mediation fails? This class witll be a workshop for negotiation scenarios, mediation scenarios, and procuring cause. Come sit with your peers and work on your skills. The instructor is an Arizona Attorney General trained mediator who volunteers to do court mediations in Phoenix and is also a Certified Negotiation Expert.

From Hawaii to Arizona and most climates in between, mold and other pollutants make the buildings we work in and the houses we call homes, dangerous environments under certain circumstances. Learn and understand about toxic and irritating substances that live in our world. As you assist sellers and buyers with selling and buying properties, learn the red flags and how to handle the disclosure issues associated with the transaction.

FAIR HOUSING...Gender Issues
From 2700 BC until now, women have dealt with life differently than their male counterparts and have spent centuries trying to climb the hill to full equality while raising children, running the home, and striving to have loving relationships with husbands and partners. Having withstood less-than-equal treatment over the centuries, women are shown as leaders in bringing about Fair Housing laws. Did you know Victoria Woodhull ran for President in 1872? What did Seneca Falls do for women? What year did married women receive the ability to hold credit cards in their names only? Want to know more? This course is not designed for women, but for men and women. It's a skate across a historical timeline, complete with a handout (in a binder) and resource materials, visuals in class include a powerpoint presentation, 2 movie clips, as well as a quiz and active class participation. 3 hours Fair Housing
HOW FAR WILL YOU GO TO GET A LISTING?
When an escrow officer prints up your flyers for you as part of their service to you, is it okay under RESPA? When a mortgage broker drops off sandwiches for your Open House, then leaves, is it okay under RESPA? Can an title company give a free/no-charge class to a brokerage firm under RESPA? When you are asked by the Seller what you think of Sell-for-Less Realty, have you ever thought that someone might be filming your response? This course will explore antitrust issues, RESPA do's and don'ts, and how to get a listing by just being professional you. Course will include a film on "Fair Fight in the Marketplace, powerpoint visuals and class discussion.

ARIZONA'S LAW OF AGENCY...and say it isn't so.
Arizona is the only state without an "unlicensed practice of law" (UPL) statute possibly due to the 26th amendment to the Arizona constitution. With the ability (by the 26th amendment) to draft and fill-in the blanks of real estate documents pertinent to the transaction, comes the liability. AZ licensees are expected to understand and practice both agency fiduciary duties as well as the contractural duties with great care. Arizona has only client and customer status in a real estate transaction. Should a Designated Broker have 1 or 2 licensees under that Broker's supervision working with the same client for purchase/sell, Arizona law allows dual agency with proper agency disclosure to each client, the client's understanding of the limitations of such a relationship, and acceptance, in writing by both clients before in-depth work with the buyer and/or seller, and certainly before any offer is written. The course explores AZ's defined agency, other agency or non-agency not practiced in AZ, duties of agency, and discussion about "who do they think I represent?". WORKSHOP
