This tickled my funny bone:

Women prefer more traditional methods of cooking a turkey.  One of them is doing it in the kitchen.  By nature, women do everything in their power to keep from having to call 911.  It’s in our genes!  When the police person or fire fighters show up, they look at us and they roll their eyes or suppress a laugh. 

With guys they say:  “Hey man, what happened? …”

Love the insurance company ad talking about the number of houses that burned down when turkey-frying became a garage/driveway event. 

Seriously. 

Thanksgiving is a time of reflection.  A time to realize that each of us is not the center of the Universe.  Each of us owes what we are and what we do to someone else.  Seth Godin says it well.  Each of us … well, click on the link.

This AM I read a most interesting article from Seth Godin.

Seth Godin, for many of us is a voice of reason.  He seems to get it.  And, he helps us get it.

You know you hate the political ads.  The marketers know you hate the ads.  Throw the bums out.  But, what do you really do?  You ignore the elections because you don’t like anyone.

“Political TV advertising is designed to do only one thing: suppress the turnout of the opponent’s supporters. If the TV ads can turn you off enough not to vote (“they’re all bums”) then their strategy has succeeded.”

Show the advertisers that they cannot take your vote away from you this Tuesday… Vote.

My voting spot is in Uptown Sedona…and then I’ll have lunch and do some shopping…

You are renting a property and you get a notice posted on your door that the owner is in default on the mortgage and a Trustee Sale or Auction is scheduled on such-and-such-a-date.  Yes, tenants have rights in a foreclosure.  Not necessarily the right to stay on the property, but rights.

What do you do?

1. Contact the owner, landlord, or property manager and ask for specifics.
2. Ask what will happen to your security deposit.
3. Ask if you will have to move.

While you may not get the answers you want, you have at least started a legal ball rolling.

In Arizona you can refer to the Arizona Landlord Tenant Act, ARS 33-1331.  If your lease was written after the foreclosure action was initiated, the owner, landlord, or property manager must give you notice:

A. If a rental agreement is entered into after the foreclosure action was initiated, the owner shall include written notice of possible foreclosure with the rental agreement with the tenant. The notice shall include a statement that is substantially in the following form:

“This property is undergoing foreclosure. For more information on this action, you should contact _____ (name, address, and phone number of the court where the action is filed or trustee, attorney or other responsible party).

A sale at auction may or may not occur as a result of this foreclosure. Currently, the sale of this property has been set for _____ (time, date and place) or no date for sale of this property has been established.”

If the owner fails to provide notice as prescribed in this section the tenant may deliver a written notice pursuant to section 33-1361 and recover damages and obtain injunctive relief. The security deposit shall be returned to the tenant as prescribed in 33-1321.

Generally, if either the tenant was not noticed as prescribed above or the foreclosure notice took place after the tenant moved in, followed by foreclosure during the tenure of the lease, the tenant will have recourse against the landlord.  There’s a great article from KeyLaw.com, Jeana Morrissey on the possibilities of foreclosure and how it affects a tenant.

Sometimes we rush out to innovate by looking for the latest and greatest marketing ideas, forgetting the fundamentals of doing business. Here is a wonderful reminder of the basics for all real estate marketing professionals.  It’s all about developing relationships.

Successful retailer and owner of three high-end boutique stores for men and women, Jack Mitchell wrote a wonderful book titled, Hug Your Customers. Jack feels that relationships are the heart and soul of every transaction.

Here are some of the recommendations that are applicable to selling anything especially luxury real estate.

• Remembering the name of your customer’s dog
• Calling a customer to make sure he is happy with his purchase
• Introducing customers to business contacts
• Letting your customer make a call from your office
• Have a kid friendly area in your office

Here is his explanation for hugging:

“Hugging involves touching and listening to and caring about the customer, getting so close to the customer that the customer becomes more important than anything else. Over time in a hugging culture a unique personal and professional relationship develops between the business and customer-a loyalty built on trust and, in our case, sales that fill closets with clothes customers love to wear and are right for them.”

Last week Best Buy sent my computer a birthday card.  Now, that’s hugging…
